How do I arrange a property viewing?
Use the enquiry or viewing form on the listing and share your preferred date and contact method. The appointment is confirmed after KESORN checks access with the owner or developer.
Are listing prices and availability guaranteed?
Listings are reviewed before publication, but price and availability can change. KESORN confirms the current details with the owner or developer before a viewing, reservation or offer.
What happens after I find a property I want to buy?
First reconfirm the property's availability and arrange a viewing. If you want to proceed, agree the offer and deposit terms in writing, complete title and property due diligence, prepare the required funds and documents, and then complete the transfer. Do not rely on a verbal reservation as the final agreement.

Can foreigners buy property in Chiang Mai?
Foreign buyers can generally own qualifying condominium units subject to Thailand's condominium ownership rules and the project's current foreign-ownership quota. Ownership of land and houses is more restricted, so confirm the title, buyer eligibility and intended ownership structure before paying a deposit. What should I budget for beyond the asking price?
Keep a separate budget for transfer-related fees and taxes, legal due diligence, bank or foreign-exchange costs where applicable, and any project or common-area charges. The exact amount and buyer/seller split depend on the property and written agreement, so confirm an itemised estimate before making an offer.
What should I check before buying a resale property?
Check the title and owner, encumbrances, foreign quota where relevant, unpaid common fees, the actual condition and inventory, and the agreed transfer-cost split. Complete due diligence before paying a non-refundable deposit.

What lease terms does KESORN usually list?
KESORN focuses on long-term residential rentals. Check the minimum lease term shown on each property because approved exceptions can exist, and confirm the exact term before signing. Short-stay or nightly accommodation is not the focus of KESORN's rental inventory.
How much should I expect to pay before moving in?
The exact amount follows the property and lease agreement. A security deposit and advance rent are common, but the number of months can vary. Confirm the total amount, payment date and deposit-return conditions in writing before paying.
What should I confirm before signing a lease?
Confirm the lease term, utilities, maintenance and repair responsibilities, furniture inventory, parking and pet rules, early-exit terms, notice period and deposit-return process. Record the property's condition when it is handed over.

Are the displayed units, prices and promotions still available?
Developer inventory, prices and promotions can change. Before reserving, ask KESORN to reconfirm the exact unit, current price, included promotion and any expiry date with the developer.
How do reservation fees and payment schedules work?
They vary by project and unit. Before paying, obtain the reservation amount, contract payment, instalment schedule, due dates and cancellation or refund conditions in writing.
What should a foreign buyer confirm before reserving?
Confirm whether the selected unit is eligible for the intended ownership type, the project's current foreign quota where applicable, the required remittance and bank documentation, and the expected transfer and handover costs. Complete these checks before making a substantial payment.

What does KESORN charge property owners?
Any agency or commission terms are confirmed with you before you agree to proceed. KESORN will explain the applicable fee, what it covers and when it becomes payable before you accept the terms.
How does KESORN recommend an asking price or monthly rent?
We review the property type, location, size, condition, furnishing, competing listings and current demand before discussing an asking range with you. A realistic asking price usually attracts more relevant enquiries, but the final price remains your decision.
What happens after I submit my property?
KESORN reviews the submission, asks for any missing information, confirms the listing details with you and then prepares it for publication. After it goes live, we handle enquiries and coordinate suitable viewings. Submission does not guarantee a sale or rental within a fixed time.

Does KESORN charge buyers or tenants?
Browsing listings, making an enquiry and requesting a viewing are free. If a specific transaction or third-party service has a cost, it will be explained before you agree.
Do I need an account to use KESORN?
No account is needed to browse or contact KESORN. An account is used for features such as saved properties, alerts and managing your own submissions.
How does KESORN handle enquiries, viewings and my private information?
KESORN first confirms the client's requirements and coordinates a suitable viewing time with you. Unit numbers, full addresses and owner contact details are not displayed publicly; sensitive information is shared only when it is appropriate for the next step.
