01Acceptance of Terms

By accessing, registering for, browsing, saving properties, booking viewings, submitting inquiries, or using kesorn.co.th, you agree to be bound by these Terms of Use. If you do not agree, please stop using the website.

02Website Purpose

The website is used to display Thailand real estate information, receive user inquiries, support member registration and saved properties, arrange viewing appointments, send newsletters, provide online customer support, receive property submissions, and assist with offline communications. The website currently does not provide online payment, deposits, paid subscriptions, service fees, online orders, title transfer, or contract-signing functions.

Property display, saving, inquiry, viewing appointment, or information submission does not mean that any property transaction has been formed and does not constitute a final offer, commitment, or guarantee by Kesorn, an owner, a developer, or any third party.

03User Accounts and Member Functions

A member account keeps one person’s own saved properties, saved searches and their alerts, compared listings, viewing appointments, inquiries and submitted listings in one place. It is a convenience layer over the enquiry process — saving, comparing or requesting a viewing reserves nothing and buys nothing.

• Users must provide true, accurate, and current information and are responsible for activity under their accounts.
• Saved properties, viewing appointments, inquiries, and newsletter subscriptions are used for service improvement and communication only and do not create any transaction commitment.
• Users should contact Kesorn promptly if they believe their account has been used without authorization.

04Property Information and Viewing Appointments

A listing page describes the property as it stood when the entry was last updated, and a viewing request is a request until Kesorn confirms the time with the owner or developer. Both can move, so the website is where a conversation starts, not the final record of it.

• Property prices, rent, discounts, size, layouts, images, location, facilities, sale or rental availability, taxes, transfer fees, common fees, delivery conditions, and other details may change at any time.
• All property information should be confirmed against the owner, developer, Kesorn's final confirmation, formal contracts, Land Department records, or other official or formal documents.
• Kesorn may arrange, adjust, cancel, or reconfirm viewing appointments based on actual circumstances.

05Property Submission Function

If a user submits property information through the website, the user confirms that they have the right to submit the information and that the submitted content is true, lawful, does not infringe third-party rights, and does not include unnecessary sensitive documents or legal documents.

• Kesorn may review, edit, reject, hide, or remove submitted property information.
• Submitting property information does not mean Kesorn accepts any agency, exclusive agency, sale, leasing, or management appointment. Any cooperation should be confirmed offline in writing or under a formal contract.
• Users should not upload passports, identity documents, visas, proof of funds, title deeds, or contract-signing documents through website forms.

06Prohibited Conduct

The rules below protect other users, the owners and developers whose properties appear here, and the integrity of the listing data itself. Where they are broken, Kesorn may remove the content and suspend access to the account or to individual functions such as submissions and viewing requests.

• Do not submit false, misleading, unlawful, infringing, harassing, malicious, or unauthorized property information.
• Do not scrape, copy, bulk download, resell, or use without authorization the website's property data, images, pages, database, or brand content.
• Do not bypass security measures, interfere with website operations, or use automation in a way that creates unreasonable load.

07Complaints, Corrections, and Takedown Requests

If you believe that property information is inaccurate, infringes your rights, was published without authorization, or should be corrected or removed, please contact Kesorn at leon@kesorn.co.th or 0820396734. Kesorn will reasonably process the request based on its content, supporting evidence, and applicable law.

08Third-Party Communications and Services

Users may contact Kesorn through the telephone number, online customer support, QR codes, or third-party communication tools shown on the website. If users choose to use third-party communication channels, the rules, account terms, and data processing practices of those third-party channels may also apply.

09Future Transaction Functions

If Kesorn later launches online payment, deposits, paid subscriptions, service fees, online orders, electronic signing, or other transaction functions, Kesorn will provide additional or updated applicable terms before enabling those functions.

10Intellectual Property

Unless otherwise stated, the brand, text, page design, images, database, property curation methods, software, and other content on the website are owned by or licensed to Kesorn or its licensors. No person may copy, modify, distribute, sell, scrape, or create derivative works without written consent.

11Limitation of Liability

To the maximum extent permitted by law, the website is provided as is. Kesorn does not guarantee that the website will be uninterrupted, error-free, fully secure, or suitable for all user purposes. Nothing in this section excludes liability that cannot be excluded under Thai law.

12Updates to These Terms

Kesorn may update these Terms for business, legal, technical, or security reasons. Material changes will be notified through website notices, account notices, email, or other reasonable methods.

13Language Versions

If this Terms of Use is published in Thai, English, Chinese, or any other language, the Thai version shall be the primary interpretation version. If there is any inconsistency between language versions, the Thai version shall prevail to the extent permitted by law, unless mandatory law, formal transaction documents, or separately signed documents require otherwise.

14Governing Law and Jurisdiction

These Terms are governed by Thai law. Any dispute arising from the website or related services should first be resolved through friendly negotiation. If negotiation fails, the dispute shall be submitted to the competent courts in Chiang Mai, Thailand, unless mandatory law provides otherwise.
