Kesorn Co., Ltd. operates this website and, in most cases, acts as the personal data controller for the collection, use, and disclosure of personal data related to the website.

  • Personal data controller: Kesorn determines the purposes and methods of processing personal data related to website members, inquiries, viewing appointments, property submissions, newsletters, customer support, and website analytics.
  • Personal data processor: if Kesorn processes data only under clear instructions from a customer or cooperation party, Kesorn may act as a processor in a specific offline cooperation. That situation should be governed by a separate agreement.
  • Privacy contact: the current public privacy contact is leon@kesorn.co.th and 0820396734. Whether a formal DPO is required is assessed separately under the applicable conditions of Thailand's PDPA.

Personal Data We Collect

We may collect the following categories of personal data:

  • Contact and identity information: name, phone number, email address, nationality, and communication contact details voluntarily provided by the user.
  • Property requirement information: budget, purchase or rental purpose, preferred area, property type preference, price range, rental range, viewing time, and personal preferences.
  • Member and website use information: account information, saved properties, browsing records, viewing appointment records, form submissions, newsletter subscription status, and online support or inquiry content.
  • Property submission information: non-sensitive property information submitted by users, contact details, property descriptions, price or rent, images, and other display materials.
  • Technical and cookie information: IP address, device, browser, access time, page path, cookie ID, security logs, analytics preferences, and marketing preferences.

Sensitive or Transaction Documents We Do Not Require

The website's member, saved property, inquiry, viewing appointment, newsletter, online support, and property submission functions do not require users to submit passports, identity documents, visas or residence status, proof of funds, title deeds, contract-signing documents, card numbers, or bank account details. Please do not submit unnecessary sensitive documents or legal documents through website forms or online support. If a user voluntarily submits such information, Kesorn will process it only as necessary, delete it, or request that the user use a more appropriate offline process. If additional documents are later required for offline transactions or legal reasons, Kesorn will separately notify users of the purposes, legal basis, recipients, and retention period.

Purposes and Legal Bases

We process your personal data for the following purposes and legal bases:

  • Member registration, login, saved properties, and account management — contract necessity, user request, legitimate interests.
  • Responding to inquiries, arranging viewings, matching properties, and processing property submissions — pre-contractual request, legitimate interests, user consent, or voluntary user submission.
  • Sending newsletters, marketing messages, and property updates — consent or legitimate interests; users may unsubscribe or object to marketing.
  • Website security, troubleshooting, fraud prevention, and access control — legitimate interests and legal obligations.
  • Website analytics, property display improvement, and advertising — consent or legitimate interests, depending on cookie type and tool settings.
  • Compliance with law, complaint handling, disputes, or regulatory requests — legal obligations, legitimate interests, and legal claims.

Consent and Withdrawal

Consent is one of several legal bases Kesorn relies on, and where it applies the user keeps control of it: the newsletter carries an unsubscribe link in every message, and alert preferences for saved searches are changed at any time in account settings. The following rules govern how consent is asked for, recorded and withdrawn.

  • Where Kesorn processes personal data based on consent, the consent request is clear, understandable, and separated from other matters as far as practicable.
  • Users may withdraw consent at any time. Withdrawal does not affect processing lawfully conducted before withdrawal.
  • Newsletters, non-essential cookies, targeted advertising, and remarketing provide unsubscribe, refusal, or preference management mechanisms.

Cookies and Similar Technologies

Cookies are small text files stored on a user's device. Similar technologies include pixels, tags, local storage, and analytics scripts. Kesorn uses these technologies to support website operation, member functions, saved properties, forms, security, analytics, and marketing preferences. The website may use the following categories of cookies:

  • Strictly necessary cookies: login, account, saved properties, form submission, security, and abuse prevention. Usually do not require prior consent.

Kesorn currently uses only strictly necessary cookies. No analytics or marketing cookies are set, no third-party analytics script is loaded, and no consent banner is shown because there is nothing for it to gate. If non-essential analytics or marketing cookies are introduced in future, Kesorn will provide a cookie banner or settings center so users can accept all cookies, reject non-essential cookies, or manage preferences by category, and those cookies will be enabled only after the relevant choice has been made. Users may also delete or block cookies through browser settings. Some functions, such as member login, saved properties, or forms, may not work properly if certain cookies are disabled.

Disclosure Recipients

Kesorn does not list every internal operational system or supplier in this policy. Where necessary, we may disclose or allow processing of personal data by the following categories of recipients: cloud hosting, database, email delivery, data analytics, advertising, website security, online support, communication tools, CRM, professional advisers, regulators, courts, owners, developers, or cooperation parties related to property inquiries and viewing arrangements.

Kesorn shares personal data only where necessary for the purposes described in this policy and will use reasonable efforts to require service providers to process data under confidentiality and security requirements.

Cross-Border Processing

The routine processing of personal data for this website does not include overseas storage arrangements unrelated to the website services. However, cloud services, email services, analytics tools, advertising tools, communication tools, or technical support services may operate outside Thailand. Personal data may therefore be transferred to or stored outside Thailand. Kesorn will apply appropriate safeguards in accordance with Thailand's PDPA cross-border transfer requirements.

Data Retention

We retain different types of personal data on the following basis:

  • Member account and saved property information: retained while the account exists; deleted or anonymized within the scope permitted by law after account deletion or a valid deletion request.
  • Inquiry, viewing appointment, and support records: retained for service follow-up, quality management, and dispute handling as reasonably necessary.
  • Newsletter subscription records: retained while subscribed; necessary unsubscribe records may be retained to avoid further sending.
  • Property submission information: retained as necessary for property review, display, cooperation communication, and dispute handling.
  • Security logs and cookie data: retained for reasonable periods based on security, analytics, and cookie settings.

Your Rights

Subject to Thailand's PDPA, you may:

  • Access personal data and request a copy.
  • Request correction of inaccurate or incomplete personal data.
  • Request deletion, destruction, anonymization, restriction of processing, or objection to processing where applicable.
  • Withdraw consent; withdrawal does not affect lawful processing before withdrawal.
  • Object to marketing messages or unsubscribe from newsletters.
  • File a complaint with the Thai personal data protection authority where permitted by applicable law.

How to Exercise Your Rights

To make a data subject request:

  • 1. Submit your request through leon@kesorn.co.th or 0820396734.
  • 2. Kesorn verifies the requester's identity where necessary to avoid disclosure to unauthorized persons.
  • 3. Kesorn classifies the request, including access, correction, deletion, restriction, objection, consent withdrawal, or complaint.
  • 4. If there is no lawful reason to refuse, Kesorn will process the request within a reasonable period. The general target is to respond within 30 days after receiving a complete request.
  • 5. If Kesorn cannot fully satisfy a request due to legal obligations, third-party rights, dispute handling, security, or other lawful reasons, Kesorn will explain the reason.

Personal Data Breach

If an incident may affect personal data security, Kesorn will assess the nature of the incident, affected scope, risk level, and remedial measures. If the incident meets the notification threshold under Thailand's PDPA, Kesorn will notify the competent authority as required. In high-risk situations, Kesorn may also notify affected data subjects.

Minors

The website is intended for adults with property inquiry, sale, purchase, lease, or property submission needs and is not targeted at minors. If a guardian believes that a minor has provided personal data to Kesorn without appropriate consent, please contact us.

Automated Decision-Making

Kesorn may use website analytics, advertising, or property matching tools to improve user experience. The website currently does not make decisions based solely on automated processing that have legal or similarly significant effects on users.

Security Measures

Kesorn applies reasonable technical and organizational measures to protect personal data against unauthorized or unlawful access, use, disclosure, modification, loss, or destruction.

Policy Updates

Kesorn may update this policy based on website functions, cookie tools, or legal requirements. Material changes will be notified through website notices or other reasonable methods. If future functions include online transactions, payment, electronic signing, or collection of identity, funds, title, or contract documents, Kesorn will update this policy and its internal processes first.

Language Versions

If this policy is published in Thai, English, Chinese, or any other language, the Thai version shall be the primary interpretation version. If there is any inconsistency between language versions, the Thai version shall prevail to the extent permitted by law, unless mandatory law, formal transaction documents, or separately signed documents require otherwise.
