A one-month stay, three-month stay and year in Chiang Mai may call for different housing products. Write down your likely departure date and how uncertain your plans are. A monthly price does not necessarily mean you can leave after any month, and an annual lease does not shorten itself because your stay does.

Identify the product and permitted term

Hotels, serviced accommodation and residential tenancies offer different services and conditions. Short-stay guests may prioritise cleaning, internet and cancellation flexibility; longer-term residents need to understand bills, repairs, moving and renewal. Compare more than the advertised monthly figure.

KESORN's residential inventory is for leases of at least 12 months, rather than nightly or short-stay accommodation. This guide helps readers decide whether their plans fit a long-term rental search.

Calculate the whole cost of a month

Include accommodation, cleaning, internet, utilities, parking and compulsory charges. Confirm cancellation, payment timing and whether an extension uses the same rate. Four weeks, a calendar month and a fixed number of nights are not interchangeable: agree the actual departure date.

For short stays in condominium buildings, check the legality of the operation, building rules and the responsible operator. Staying beyond a particular number of days does not by itself establish that every property can lawfully offer the arrangement.

Avoid an annual commitment for an uncertain three months

An expressly permitted three-month product is often easier to manage than an annual lease you intend to leave early. If considering a year, examine lawful early-exit conditions and possible costs first. Do not assume a deposit can be used as the final month's rent without a valid basis.

Families awaiting school or employment decisions may use suitable temporary accommodation before choosing a permanent address. Include that transition in the annual budget rather than committing to an unsuitable contract merely to obtain a lower monthly rent.

Compare ongoing costs for a year

Budget for commuting, internet, air-conditioning use, cleaning and maintenance. Furnishing does not mean every repair is included, and a pool does not establish who pays to maintain it.

As a hypothetical example, homes priced at 20,000 and 22,000 baht a month cannot be compared on rent alone. If the first has a confirmed additional 3,000-baht monthly service charge, its fixed monthly cost is 23,000 baht. These figures illustrate arithmetic, not an available property or market quotation.

Arrange immigration permission separately

A booking or tenancy agreement does not replace lawful permission to stay or automatically confer visa rights. Check official requirements for any study, work or long-stay plan and align the housing term with confirmed arrangements.
