Choose between new and resale condos according to your move-in deadline, full budget and tolerance for uncertainty. A new project may have different payment and delivery arrangements, while a resale unit can be inspected but may need work. Both require due diligence.

Start with your latest acceptable move-in date

A completed new home, an off-plan property and an occupied resale unit present different timing issues. Buyers coordinating school, relocation or an existing tenancy need a latest acceptable date and a workable fallback.

An advertised completion date does not guarantee occupancy. Examine handover requirements, delay provisions and payments in an off-plan contract. For a completed home, confirm the seller's departure, transfer and key handover rather than relying on a verbal assurance.

Separate inspection from promised delivery

A resale viewing allows you to assess the actual orientation, light, noise and equipment. At a show unit, check the contracted layout, size, floor and materials of the apartment you would buy, distinguishing display decoration from included items.

Furniture packages, letting schemes, warranties and incentives need written conditions, a responsible provider and validity dates. Interpret illustrations, views and shared facilities against approved information, contract terms and actual completion.

Compare complete budgets and cash timing

List price, transaction charges, common fees and funds, renovation, furniture, repairs and temporary accommodation for each option. A lower-priced resale needing extensive work may have substantial initial costs; included new furniture may not suit your needs.

Instalments, deposits and transfer balances affect cash flow. Confirm finance and drawdown conditions with the lender. An unapproved loan or anticipated rental income is not funding already available.

Investigate ownership and management

For a new project, examine the developer, permissions, project rights and contract. For a resale, investigate management, arrears and maintenance plans. Both require checks on the unit's title and burdens. Foreign buyers also need eligibility and quota confirmation.

Resale and lawful letting depend on actual demand, condition and rules. Any advertised return needs a defined calculation, vacancy and expense assumptions, and an identifiable guarantor where a guarantee is claimed. Do not assume certainty without contractual and performance evidence.

Match the evidence to your intended use

An owner-occupier may prioritise routine, layout and move-in timing. A buyer planning lawful letting also needs evidence of comparable demand, expenses and management rules. View different options and identify the evidence and cost behind each difference before deciding.
