Start a family housing search with the campus your child will attend. Confirm school arrangements before comparing homes so that access, daily errands and lease dates fit the family. Buying a nearby home should never be treated as a guarantee of admission.
Define the family's essential requirements
Write down bedrooms, lease length, move-in date, pets, home-working space and vehicle needs. Budget for transport, utilities and any garden or pool maintenance as well as rent.
If admission is not yet confirmed, research areas and arrange viewings without prematurely accepting an inflexible lease. For children at different schools or campuses, test both journeys against the same daily timetable. Looking near each school separately can hide scheduling conflicts.
Compare addresses and routes rather than district names
Mae Rim, Hang Dong and Mueang Chiang Mai cover substantial areas. Journey conditions can differ considerably within a district. Use the actual school gate as the destination and compare each candidate home.
Record departure time, main roads, busy junctions, U-turns and drop-off arrangements. Ask about wet-weather access, drainage and estate entrances. Without a route test, avoid relying on a fixed ten- or fifteen-minute journey claim.
Check apartments and houses differently
An apartment may reduce outdoor maintenance, but check usable space, storage, laundry arrangements, parking, visitor rules and pets. Test mobile reception if working from home and ask how broadband is installed. Verify opening times and maintenance of shared facilities.
For a house, inspect gates, fences, stairs, balconies, water tanks, pumps, gardens and pools. Families with young children should examine access to water and elevated areas. Put cleaning, gardening, pool servicing and equipment responsibilities into the lease.
Use one comparison sheet for every home
For example, a family with two children can compare two hypothetical homes using the same fields: campuses, tested routes, usable bedrooms, workspace, parking and maintenance. This example describes a method, not a currently available property or an admission or journey-time promise.
Check whether existing furniture fits, appliances are included, the handover condition is acceptable and the lease dates match the family's plans. KESORN's residential rental service is for leases of at least 12 months; shorter stays require a suitable accommodation product.
Understand what happens if plans change
Agree renewal, early termination, occupants, visitors and maintenance access in writing. School, employment or immigration plans can change, but that does not automatically cancel the lease. Understand the consequences before signing.
Compare the school and housing together rather than choosing by district alone. Confirm admissions and campus policies directly with the school; property availability and tenancy conditions require separate confirmation.
