Arrange Sale Viewings with an Existing Tenant

If a property for sale is occupied by a tenant, agree workable viewing arrangements first. Marketing needs and ordinary use of the home require coordination.

For Owners

Review the lease

Check entry, notice and viewing provisions. Agree a contact person and suitable times rather than treating possession of a key as unrestricted permission to enter. Resolve disagreements against the lease and applicable rules before advertising immediate access.

Use a practical booking process

Offer suitable time windows and explain likely visitor numbers, duration and accompaniment. Group appointments reasonably and communicate cancellations or changes promptly. An agent should obtain confirmation before arriving. In a condominium, follow building visitor and parking arrangements too.

Agree photography and boundaries

Confirm photographs or video in advance and protect the tenant’s personal belongings and information. Leave doors, windows and equipment as agreed. Allowing a viewing does not itself mean agreeing to leave early. Address the continuing tenancy and deposit separately from a viewing appointment.
