Agree a Property Agent’s Scope of Work

Before appointing an agent, agree what the appointment is meant to achieve. Finding a buyer or tenant, coordinating a transaction and managing a home are different services.

For Owners

On this page

Define the main deliverables

Identify the property and sale or letting objective. Specify work such as preparing listing information, advertising, handling enquiries, arranging viewings and communicating offers. Confirm what the owner must supply and who approves prices and terms. You do not need a record of every telephone call, but both parties should understand the main work.

Separate decisions requiring authority

Receiving money, signing documents, approving repairs and committing advertising expenditure need their own authority and cost arrangements. An introduction or coordination appointment should not be treated as permission to make every decision for the owner. Explain the agency relationships where services involve both sides.

Agree communication and closure

Choose the contact person, update method, appointment period and process for ending marketing. Address exclusivity, cooperating agents and previously introduced prospects where relevant. Record the scope concisely and set commission conditions separately. “Full service” alone is too vague to describe the arrangement.

Once the scope is agreed, read Agree When Property Agency Commission Is Payable.
