Calculate Rental Cash After Bank Loan Payments?

A mortgaged rental’s operating income is not its final available cash. Deduct the actual bank payments and other relevant cash expenses for the same year.

For Owners

Start with a consistent annual figure

Calculate rent received less operating costs. Use the bank schedule and account to total principal and interest actually paid. If instalments change or you make extra payments, do not simply multiply one month by twelve. Principal reduces the outstanding debt, but still leaves your cash account.

Show the cash calculation

Suppose annual operating income is 135,000 baht and actual bank payments total 120,000. That leaves 15,000 after debt payments. Deduct additional furniture purchases or bank costs not already included. These are illustrative assumptions, not a loan quotation. Account for tax as applicable; do not treat the entire instalment as an automatically deductible tax expense.

Assess the remaining buffer

Consider longer vacancy, equipment replacement and changing instalments. Determine whether other funds may be needed. Negative cash does not by itself mean a property has no value; positive cash does not remove risk. Use bank-confirmed repayment information and your actual income and spending to establish the annual contribution or remaining cash.
