Start with the bank’s actual offer
The bank assesses income, existing debt and the property under its product requirements. An advertised maximum lending percentage is not a promise to every applicant. Ask for the valuation, proposed loan amount and any conditions remaining before funds can be released. An initial discussion is different from formal approval.
Subtract the loan from the price
For a hypothetical THB 3 million purchase with a THB 2.52 million approved loan, the buyer needs THB 480,000 towards the price. This illustrates the calculation; it is not a current bank offer. Add the transfer expenses you must pay, valuation fees, insurance, repairs and moving costs. If a deposit already paid will count towards the price, include it within your own contribution rather than counting it twice.
Keep money for life after the purchase
Common fees, repairs and household spending continue after completion. Future payments may also change under a floating-rate loan. If you could not cover a smaller loan, agree what happens after rejection or insufficient approval before paying a deposit.
Match the approval to your payment dates
Keep the bank’s written amount, expiry, release conditions and fee information. Compare these with the purchase contract so that the required funds can arrive on time.
