Plan Cash for Off-Plan Instalment Payments

For an off-plan purchase, the difficulty may be one large instalment rather than the total price. Match the contractual schedule to money that will actually be available.

List the payment events

Record reservation money, contract payment, instalments and the transfer balance. Show amounts already paid and how they are credited so that a deposit is not counted twice. Use the contractual triggers rather than only a salesperson’s estimated dates.

Match the funding

Identify whether each payment comes from available savings, expected income or a bank loan. Separate confirmed funds from pending approval. Bank disbursement has specific conditions; an approved or hoped-for amount is not necessarily cash available today. For foreign currency, allow for exchange and arrival time without treating an exchange-rate assumption as a prediction.

Address the weakest point

If regular instalments are affordable but the transfer balance is not, speak to the bank early or discuss a documented arrangement with the developer. Do not depend on a guaranteed future resale or letting. Update the plan when the contract or delivery timetable changes. Confirm whether payment dates also change rather than stopping payment on your own assumption.
