Check a New Condo’s Initial Sinking-Fund Payment

A new condo’s initial sinking-fund contribution is usually listed separately from everyday common fees. Before paying, establish its calculation, purpose and recipient.

Check the amount

Request the contractual or management basis and confirm whether it is area-based, fixed or calculated another way. Match the area and payments already made to avoid paying twice. Confirm in writing whether the quoted purchase package includes the contribution.

Understand its purpose

Ask which shared maintenance it is intended to support, who manages it, how expenditure is approved and what information owners can obtain. A fund does not establish that every future repair is already financed. Do not treat it as a deposit refundable on demand. Check the applicable documents and rules for treatment on resale or exit.

Keep a separate record

Confirm the recipient and precise charge description. Separate the contribution from other handover expenses and query unexplained changes. Keep the charging basis and receipt with the purchase file for later enquiries with building management.
