Check Your First New Condo Common-Fee Payment

The first common-fee payment for a new condo may cover several months or a longer prepaid period. Check its basis and dates rather than mistaking the whole amount for a monthly charge.

Separate the calculation

Identify the chargeable area, unit rate, period and total. Where the fee is area-based, establish which area is used. A prepayment should state the period it covers.

Confirm the start

Read the purchase terms, management rules and confirmed charging basis. Ask how the start relates to handover, registration or another specified event. Not having moved in does not necessarily mean no charge is due, but a salesperson’s statement should not replace the documents. Record who funds any waiver, its duration and the payment due after it ends.

Obtain the right receipt

Confirm the recipient and charge description. List common fees separately from the sinking fund and other handover charges. Ask for the basis of a difference from earlier sales information before payment. The result should be an identifiable amount, calculation and coverage period rather than an unexplained handover-expense total.
