Get the matching specification
Ask for a material or specification schedule identifying the layout, finish package and applicable version. Different buildings or sales batches may offer different packages. Highlight the flooring, windows, sanitary fittings and kitchen features that matter most to you, then confirm which are standard.
Separate display styling from supplied finishes
Lighting, mirrors and feature walls can change how a room feels. Replace “Will it look the same?” with a specific question: is that wall finish included, or is it display decoration? Does the kitchen include cabinets alone, or the worktop and equipment too? Keep the furniture and appliance list separate from the building finishes.
Clarify proposed substitutions
Where wording allows equivalent materials, ask how equivalence is assessed and how changes will be communicated. Brand, model, main function or finish may be relevant; every minor accessory need not be fixed by brand. Important purchase conditions should be reflected in the written documents. Photographs help comparison but should not be your only reference.
Keep an inspection-ready version
Save the final confirmed schedule and drawings with the unit number, date and upgrades identified. They provide a practical reference for later substitutions and inspection, instead of relying on your memory of the show home. This is a checking method; whether a feature forms part of the agreement depends on the actual documents.
