Check a New Condo’s Title Registration Readiness

For a new condominium purchase, establish which title records exist and what remains before your unit can transfer. A finished building does not mean every unit is ready for immediate registration to a buyer.

Identify the present stage

Ask about condominium registration, unit title documents and relevant management registration. Request records corresponding to your building and unit. Distinguish an application, approval and issued document rather than noting only an expected date.

Match the unit and obligations

Check the building, unit reference and registered area. If a bank mortgage or another burden exists, ask how it will be dealt with for this transfer and have the arrangement checked. Foreign purchasers separately need appropriate eligibility, foreign-quota and funding evidence. Project readiness does not establish that every buyer’s documents are complete.

Connect outstanding work to payments

Ask the responsible Land Office or independent registration adviser what remains, then compare the answer with the contractual transfer and balance dates. An estimated application date is not an issued title record. Keep dated replies. Resolve material uncertainty about documents and payment conditions before making the next significant commitment.
