Check whether the bank accepts your application
Provide nationality, visa or residence status, employment, income source and the proposed condominium. Ask whether the bank has a housing-loan product for that applicant profile, whether the unit qualifies and which documents are required. Some standard bank home loans accept Thai nationals only. An advertised maximum amount does not establish eligibility for foreign buyers. A long-stay visa or work permit alone is not approval.
Ask for usable terms
If the bank can consider the application, confirm currency, amount, term, income requirements, fees and disbursement conditions. “You may apply” and “your loan is approved” are different answers. Where overseas income or funds are involved, check that the payment route also works with the funding evidence required for the condominium registration. Have the bank and registration adviser confirm this before transfer arrangements are fixed.
Agree what happens if finance fails
Calculate whether you could complete after rejection or a smaller offer. If not, settle the application deadline, minimum required loan, evidence and refund conditions before paying. Resolve personal bank eligibility before committing to purchase payments you could not otherwise meet.
