Buying a Condo as a Foreigner: Check the Bank Evidence Before Sending Money

When sending money from overseas to buy a Thai condominium, plan the bank evidence required for your registration as well as the payment itself. Checking beforehand is easier than trying to repair the record afterwards.

Ask the receiving bank before remitting

Provide the buyer’s name, condominium information and payment plan. Confirm sender and recipient details, currency, payment purpose and which documents the bank can issue. Explain family-funded payments, joint purchases and instalments. Instructions used by another buyer may not suit your payment and ownership arrangements.

Confirm what the registration requires

Ask the responsible Land Office or registration adviser to check the documents against your actual eligibility route. The ability to receive money does not establish that the resulting evidence is sufficient for this purchase. Do not rely on a single online currency threshold or assume every transfer service produces equivalent bank evidence.

Keep the payment records together

Retain outgoing instructions, receipt and conversion records, bank-issued evidence and payments to the seller. If names, amounts or purposes differ, ask the bank about legitimate corrections or supplementary documents. Check the file before fixing the balance payment and transfer date. This reduces the risk of a completed payment being followed by a registration delay.
