Have the documents checked in advance
Confirm identity, ownership, authorisation and any applicable marital or co-ownership documents. Foreign buyers also need the appropriate eligibility, quota and bank funding evidence. Ask building management about the relevant transfer certificates and timing. If the seller has a mortgage, the bank and registration professionals should agree how redemption, discharge and transfer will be coordinated.
Prepare the final settlement
Separate the remaining price, taxes and fees, bank-redemption payment and agreed allocations such as common fees. Identify the payer, recipient, amount and method for each item. Use recently confirmed figures when preparing bank payment instruments. Check any change of amount or recipient before releasing funds.
Agree the handover
Record keys, access cards, inventory, readings and the actual possession time. A property with a tenant needs separate arrangements for the tenancy, deposit and notices; do not also promise vacant possession. After registration, check the recorded details and keep official receipts and the parties’ settlement record. Confirm condition and contents when the keys are handed over.
