Use Letting Feedback to Review Your Asking Rent

Before reducing an asking rent, identify whether price is the obstacle. No enquiries, unsuccessful viewings and disagreement over terms are different signals.

For Owners

Review a consistent period

Record suitable enquiries, attended viewings, offers and main reasons for not proceeding. Separate prospects who meet the lease and use conditions from unsuitable requests. If there is little evidence, gather more information rather than treating one opinion as the market.

Check the listing and presentation

Verify price, availability, photographs, furnishings, pet policy and lease term. If enquiries lead to viewings but no offers, look for differences between the advertisement and the actual condition, location or terms. Where several suitable prospects identify total cost as the obstacle, compare the asking rent with current alternatives.

Make an observable change

Review rent or an appropriate lease or service term and record what changed. Compare similar periods without changing everything at once. Update all advertising channels consistently. The aim is a suitable tenancy, not simply a higher number of clicks or enquiries.
