Choose genuinely comparable homes
Start with long-term listings in the same project or a similar location, with comparable size, bedrooms and condition. Check floor, parking, furnishings, pet terms and lease length. An advertised rent is an asking price, not proof of a completed letting. Repeated advertisements for one home are one comparison.
Adjust for meaningful differences
Identify included water, electricity, internet, common fees and other costs. Compare the tenant’s total commitment. Monthly and annual terms, or serviced accommodation and an ordinary residential lease, are not directly interchangeable. Explain substantial differences without assigning an invented percentage to every amenity.
Set a price and review point
Choose a supported asking rent and record negotiable terms. Agree when to review qualified enquiries, viewings and offers rather than repeatedly changing price immediately. Your bank instalments and renovation costs affect your finances, but do not independently establish what a tenant will pay. Test the asking price against actual responses.
