Checks Before Renting Out a Long-Vacant Chiang Mai Home

A home can look tidy after standing empty while its utilities, appliances, drains or locks need attention. Deal with anything affecting occupancy before confirming photographs, rent and a move-in date.

For Owners

Confirm usable electricity and water

Check recent bills and whether service is active, suspended or requires a new meter application. Ask the responsible supplier about documents, charges and timing. For a condominium, building management can help establish the service status. If there are leaks affecting wiring, damaged cables or repeated breaker trips, have an electrician inspect and repair the problem before use. Resolve weak water pressure, pump faults and drainage problems before the tenant arrives.

Test what you will provide

Operate the air conditioning, hot water, refrigerator, washing machine and pump. Check cooling and drainage, and run the washing machine through normal functions. A power light alone is not a useful equipment check. Decide what stays, what needs repair and what will be removed. Prioritise safety, cleanliness and everyday function rather than replacing everything.

Find the cause of damp and odours

Check roofs, windows, corners, cupboards and air-conditioning drains. Investigate stains, mould smells and recurring damp instead of covering them with paint or fragrance. Recheck the repaired location and keep the repair details. This helps avoid repeated faults after move-in.

Confirm the actual handover

Update photographs and the inventory to match what the tenant will receive. If essential work remains unfinished, give an accurate completion estimate and do not promise immediate occupancy. At handover, record condition, working equipment, keys and meter readings together. Give the tenant a repair contact. Owners outside Chiang Mai should arrange someone who can attend when needed.
