Set a Repair Approval Budget for a Remote Property

A clear repair approval budget helps a remote owner avoid delays on minor work while retaining control of larger decisions. Set it around the property and the appointed service.

For Owners

Define how the limit works

Set a limit per fault or related repair, including call-out, materials, labour and applicable tax. Treat connected work together rather than splitting invoices to bypass approval. Choose an amount that suits likely costs and your preferences rather than copying another owner’s figure.

Define eligible work

For example, permit identified minor repairs but require a report and quotation for larger work, replacement equipment or alterations. Give urgent loss-limitation work a separate short instruction. An internal approval limit does not decide who ultimately bears the cost under law or the lease.

Keep proportionate records

Agree how fault photographs, a work summary and payment evidence will be supplied. Record the final cost and anything outstanding. You can approve inspection first if the cause is unclear. The aim is timely small repairs and understandable control over important expenditure, without a complicated process for every minor issue.

For a separate urgent leak instruction, read Authorise an Emergency Water-Leak Response.
