Authorise an Emergency Water-Leak Response

An emergency leak instruction should let a representative limit active damage while reserving major repair decisions for the owner. Agree the arrangement before a problem occurs.

For Owners

On this page

Name contacts and immediate tasks

List the tenant, representative, building management and relevant contractor. Authorise prompt notification, appropriate isolation of the affected water supply and protection of the area. If water is near sockets or appliances, use appropriate professional help for electrical concerns rather than asking an ordinary representative to diagnose or dismantle equipment.

Separate emergency work from full repair

Allow inspection, stopping the flow and necessary temporary measures within an agreed budget. Obtain the cause and quotation before major replacement or invasive work. Explain what to do if action cannot wait and the owner is unreachable. Coordinate with building management where shared pipework or another unit is involved.

Keep a short incident record

Record discovery time, location, photographs, action and cost. Report whether the flow has stopped, other homes are affected and decisions remain outstanding. Limiting damage does not establish liability. Allocate final costs after reviewing the cause, agreement and applicable rules.
