Report a Faulty Air Conditioner in Your Rental

Report a rental air-conditioner fault to the contact named in your lease. Clear symptoms and suitable access times help the landlord arrange the right visit.

Describe what happens

Identify the room, when the problem began and whether the unit still starts. A short video or photograph of an error display is usually more useful than guessing the cause. For example: “The bedroom unit switches on but does not cool after running.” Stop using it and report promptly if there is a burning smell, an electrical concern or water near a socket.

Ask for the repair arrangement

Confirm who will contact the technician, the likely inspection time and whether a quotation needs approval first. Cost responsibility depends on the cause, existing condition and valid lease terms. A breakdown during the tenancy does not by itself establish that the tenant owes the full repair cost.

Confirm the result

Agree access before the visit. Afterwards, use the unit normally to check whether the reported symptom has gone and retain a brief repair record. If you need to arrange your own technician or replacement, obtain permission first so that authority and payment are clear.
