Check a Prospective Tenant’s Ability to Pay Rent

Assess whether an applicant can sustain the agreed rent using proportionate evidence and consistent criteria. Collecting extensive private information is not the objective.

For Owners

Explain what you need to verify

State the rent, initial payments and affordability information needed. Appropriate evidence might include employment and income confirmation, account evidence with unrelated transactions masked, or another reliable funding source. Self-employed, retired and salaried applicants may reasonably use different documents.

Look beyond a single screenshot

Compare ongoing available resources with rent and main housing costs, and check consistency. One transfer or one day’s balance does not establish affordability for the entire term. Ask about specific discrepancies. Do not judge solely by nationality, job title or appearance, or suggest screening removes all payment risk.

Retain only necessary information

Explain the purpose, access and retention arrangements. Avoid unrelated health, family or complete transaction details. If an agent assists, define appropriate sharing. Make a decision using the relevant evidence and consistent terms. Seek necessary clarification without turning an ordinary rental application into an excessive personal investigation.

After reviewing affordability, read Confirm How a Tenant Plans to Use Your Property.
