Confirm How a Tenant Plans to Use Your Property

Before signing, establish how the applicant plans to use the home. A clear agreement reduces later misunderstandings about occupants, pets and business activities.

For Owners

Ask relevant use questions

Confirm occupants, expected term, pets, subletting, paying guests and proposed business activity. Working remotely is not automatically the same as receiving customers or changing the property’s use; ask what will actually happen. Keep questions relevant to the property, community and agreement.

Check what is permitted

Compare the proposed activity with the lease, building rules and applicable permission requirements. Owner consent alone does not approve every use. Short-stay accommodation or commercial activity needs particular verification. Check unclear points with building management or the relevant authority before answering the applicant.

Record the agreed position

Specify permitted use, occupants and changes requiring further consent instead of relying only on “normal use.” Where pets are allowed, state relevant limits and responsibilities. If the intended use cannot be agreed, resolve that before signing rather than depending on assumptions after occupation.

Where the proposed use fits, read Check a Prospective Tenant’s Ability to Pay Rent.
