Agree an Agency Fee Before a Lease Renewal

Before a lease renewal, establish whether the agent is involved and what work is needed. Agree a verifiable fee arrangement before the service starts.

Review the existing appointment

Look for renewal provisions, duration, services and fee conditions in the original agency agreement. Extending the lease does not automatically continue every former service, nor does it necessarily cancel a valid prior agreement.

Match the fee to the work

Specify negotiation of new rent, preparation of renewal documents, payment confirmation or other tasks. If only one service is needed, agree that task and its completion standard. Explain any separate rent collection, repairs or management appointment instead of silently including it in a renewal charge.

Confirm the arrangement in advance

State who pays, the amount or calculation, due date and treatment if the renewal does not proceed. Do not present a customary number of months as a universally fixed legal fee. Record the agreement before work begins. This gives both parties a clear service arrangement rather than a later argument about assumptions.
