Calculate a Guaranteed Rental Offer After Deductions

An advertised guaranteed-return percentage may differ from what reaches the owner. Start with the agreement’s payment basis, then deduct expenses actually allocated to you.

Establish the promised payment

Check whether it uses the purchase price, a specified contractual value or a fixed rent. Confirm the start, payment months, free periods and whether the quoted figure is before or after deductions. Do not extend a monthly promise to a full year without support.

Apply the owner’s expenses

Check common fees, repairs, insurance, taxes, furniture replacement and operating charges under the agreement. Separate confirmed amounts from uncertain items and avoid deducting an expense already covered by the payer. For illustration only, THB 15,000 a month for twelve months is THB 180,000. If separately payable relevant expenses total THB 30,000, the example leaves THB 150,000 before individual tax and bank payments. These are not market quotations.

Separate the guaranteed term from later years

Identify which payments end with the commitment. Do not project them indefinitely. The calculation describes contractual assumptions, not a guarantee that the payer will perform. Keep the expense basis with the comparison.

After calculating the payment, read Check How You Can Exit a Guaranteed Rental Agreement.
