Separate the exit routes
Check the term, renewal and notice provisions. Not renewing at expiry, leaving voluntarily before expiry and ending after a breach may have different conditions. “You can exit” is not a complete explanation. If consent is needed, identify the decision-maker and written process.
Check the settlement
Look for repayment of incentives, charges and outstanding balances. Separate written obligations from sales estimates and ask for the calculation basis. Obtain independent advice on questionable terms rather than assuming every charge is either valid or invalid. Confirm treatment of rent already earned but unpaid.
Establish the return of the home
Agree timing, contents, condition, keys and any existing occupants. The agreement ending does not necessarily mean vacant personal use that same day. Compare the actual exit with your plans before signing. Payment-company verification and net-income calculations are separate checks.
