Choose Repairs Before Selling a Vacant Home

Before selling a vacant home, decide which repairs are worth completing before marketing. The goal is a usable, accurately described property, not necessarily a full renovation.

For Owners

Address continuing problems

Arrange checks for active leaks, electrical concerns, locks and obvious equipment faults. Establish the cause before choosing the work. Fresh paint does not resolve water ingress, and professional safety questions need appropriate assessment.

Separate function from preference

Group work into basic function, presentation and personal taste. The first two are usually easier to define; discretionary redesign needs a view of likely buyers and budget. A faulty air conditioner might be repaired, replaced or clearly addressed in the sale terms rather than automatically upgraded to the most expensive model.

Decide item by item

Record condition, options, quotations and timing. Choose repair, a properly disclosed negotiation or deferred expenditure consistently with applicable duties and the transaction. Update photographs and descriptions after work. Do not assume each renovation expense will return an equal or greater price increase.
