Explain Known Property Defects to a Buyer

Explain material problems you know about when selling. A factual record helps the buyer assess the condition and reduces different expectations about handover.

Describe the issue and work

Identify the location, symptom, discovery and repairs already done, including whether the problem remains. For example: “The living-room window leaked after heavy rain, was repaired on [date], and the subsequent observations are…” is more informative than an unsupported statement that everything is fixed.

Separate knowledge from uncertainty

If the cause is unknown, say that it needs checking rather than giving a technical diagnosis. Provide existing repair records without creating an elaborate report for every ordinary old mark. Allow reasonable inspection and agree any further checks.

Keep the sale information consistent

Photographs, listing text and handover terms should agree. Record what the seller will repair and what is accepted in its existing condition. A disclosure note does not automatically remove every legal responsibility. Do not use an “as is” phrase to conceal a known material problem.
