Confirm release of the developer's bank mortgage

If a new home remains subject to the developer's bank mortgage, establish the release arrangements before organising payment. “It will be cleared after you pay” is not a sufficiently detailed explanation.

Match the mortgage to your property

Check the unit or plot, registered owner and mortgage information through appropriate title records. Release of other homes in the development does not establish release of yours, and an old copy may not reflect the current position. Seek confirmation from the relevant Land Office or an appropriate professional where needed.

Confirm the developer-bank coordination

Ask which bank handles release, what documents or attendance it requires and when the relevant mortgage will be discharged. If discharge and transfer are planned for the same day, clarify the sequence and coordinator. Repayment of a debt and discharge of its registered mortgage are separate matters; the bank and Land Office should confirm the applicable requirements.

Align the payment instructions

Request a breakdown of any amount payable according to the mortgage bank's requirements and the balance payable to the developer. Confirm payee names, payment instruments and timing. If you also borrow, arrange coordination between the banks before the appointment. Do not redirect money intended for release to an unverified account solely on verbal sales instructions.

Retain the completion records

Keep payment and registration records identifying the purchased property. If bank involvement or release arrangements remain unclear, obtain an explanation and supporting information before deciding payment and appointments. This is a checking guide, not a guarantee that every mortgage can be released in the same way or a substitute for transaction-specific title advice.
