Ask what is preventing your new home's title transfer

“Transfer is not possible yet” is not enough information for planning. Ask what specific prerequisite is outstanding before deciding whom to contact or how long to wait.

Identify the obstacle

Refer to your unit, agreement and original expected date. Ask whether the issue concerns project or unit registration, a bank mortgage, missing buyer documents or another identifiable matter. These are possible enquiries, not a claim that every project has these problems. Condominiums and land-and-house purchases may require different checks.

Establish responsibility and progress

For a developer-side matter, ask who is handling it, what has already been submitted or obtained and what remains. If a bank is involved, identify the bank, coordinating party and next update. If your documents are incomplete, request a specific list rather than resending everything. Verifiable progress is more useful than another unsupported date.

Confirm facts with the relevant party

Registration questions can be checked with the local Land Office. Your lending bank confirms its own approval and disbursement conditions. Foreign-buyer eligibility or purchase-funds evidence needs transaction-specific checking rather than automatically following a Thai buyer's process. The developer's explanation helps identify the issue but does not replace the authority or bank responsible for it.

Revisit your arrangements

Once the obstacle is clear, update payments, accommodation and appointments. If a contractual deadline has passed, ask for the revised plan and relevant arrangements. Payment extensions, cancellation and compensation require review of the actual documents and suitable advice. A completed building or full payment alone should not be treated as a guarantee of immediate transfer.
