Confirm access for your phase
Ask where each facility is, which buildings or phases it serves and whether your purchase includes access. A nearby commercial venue, separately operated club and project common facility are different arrangements. Establish who operates it and whether separate charges or bookings apply.
Distinguish built from open
A completed facility may still be undergoing testing or preparation. Ask about its current status, expected opening and how residents will be notified. A useful question is: “Which facilities will be operating at my handover, and which will follow?” Keep estimated dates separate from confirmed contractual commitments.
Read the rules against your routine
Morning exercisers should check opening hours. Families should ask about children's pool use. Owners expecting visitors should check guest arrangements. An attractive space is not necessarily convenient at the time you need it. If rules are not yet available, record that as an outstanding question rather than assuming unrestricted access.
Compare what matters to you
For two or three essential amenities, record opening status, access conditions and additional cost. Decide whether waiting would disrupt your routine or create another expense. A later opening need not rule out an otherwise suitable home, but a facility central to your purchase deserves a clear explanation before you commit.
