Find the right contact for a new development problem

Sales staff, developer after-sales staff and management may all be present in a newly occupied project. Identify the appropriate contact from the nature and location of the problem.

Use developer after-sales for delivery or warranty issues

Check the purchase and warranty documents for the reporting channel, information required and access arrangements. Whether a fitting or finish is covered depends on the applicable terms. Management may help coordinate, but establish who actually accepts the claim and arranges the repair.

Contact management for shared areas and daily services

Access, common lighting, lifts, cleaning and amenity opening are practical matters to raise with the management office. Confirm the current management operator, normal contact and emergency channel. Reception can receive and coordinate a report without having authority to approve every replacement or major expense immediately.

Ask about the route for management decisions

For budgets, long-term repairs or rules, ask management which body or committee handles the matter and how owners submit feedback. A condominium and a housing estate may have different structures. The developer, management company and owners' committee should not be treated as interchangeable. In an early handover period, confirm who is responsible now rather than assuming every management transition is complete.

Keep a short contact list

Record developer after-sales, the management office and urgent contacts, with their responsibilities. After a report, confirm its reference or acknowledgement and expected update. Immediate safety emergencies require the appropriate emergency service rather than waiting for an ordinary ticket. The list should make the next problem easier to route.
