Ask for the basis
Request the location of the damage, the amount claimed and supporting photographs or cost records. Compare these with the move-in report, checkout record and lease. A quotation, a paid invoice and an estimate are different types of evidence.
Explain the disagreement
Check whether the problem existed at move-in, whether it reflects ordinary wear, and whether the charge matches the work needed. If one mark leads to a claim for replacing an entire item, ask why that scope is necessary. Acknowledge damage you actually caused.
Propose a specific adjustment
For example: “I accept the cleaning charge, but please reconsider the wall repair because the attached move-in photograph shows the same water mark.” State the disputed amount and any information still needed. Ask separately about the return of the undisputed balance and keep the replies. If discussion does not resolve the issue, take the agreement and records to an appropriate consumer service or independent legal adviser.
Once the balance is agreed, read Request Your Rental Deposit Back.
