Check a New Development’s Building Permission

The purpose of checking building permission is to connect the documents to the development you intend to buy. Permission, construction quality and title registration are separate questions.

Match the permission to the project

Ask the developer for the applicable permission records. Check the issuer, location, land reference, permitted use and relevant plans. For phased developments or design changes, establish whether the part you are buying falls within the appropriate approval.

Ask the responsible authority

Different Chiang Mai locations fall under their relevant local authority. Use the issuer and site location to establish where to enquire about authenticity and amendments. Where other approvals are legally required, ask the developer to explain their applicability and present status. One universal document list will not fit every development.

Distinguish the stages

An application, an issued permission and completed construction are not the same status. Sales explanations should match the records. Query a different site, building or use before committing. Permission alone does not guarantee the safety of purchase funds or defect-free work. Resolve the document match, then address reservation and inspection questions separately.

Once the permission matches, read Check a New Condo’s Title Registration Readiness.
