Begin with the agreement
Obtain the proposed seller’s full company name and registration reference. Compare them with the reservation documents, payment instructions and sales material. Ask about differing company roles rather than relying on a group logo. The signatory also needs appropriate authority to represent that company; a salesperson’s business card is not signing authority.
Check the registration
Use the Department of Business Development’s company-information service to check the name, status and relevant registration details. Obtain suitable current certification for a material transaction where needed. Check the company actually named in your contract. Registration or active status alone does not guarantee project completion or every marketing promise.
Identify each responsibility
Establish who receives money, delivers the home and provides warranty support, and where those commitments are documented. If payment goes to another company, request an explanation supported by the appropriate documents. Date the information checked. Resolve unclear responsibilities before deciding to reserve.
After identifying the seller, read Check a New Development’s Building Permission.
