Check completion, handover and transfer dates before signing

An expected completion date does not necessarily establish a title-transfer date. Before signing for an off-plan home, identify what the contract says about completion, inspection, handover and transfer.

Match each date to an event

Make a short timetable showing dates, deadlines and triggering conditions. Where an obligation runs for a number of days after notice, check how notice is delivered and what you must prepare. A delivery month in a brochure is not enough to coordinate every step.

Align payments and bank funding

Add instalments, the final balance and intended bank disbursement to the timetable. Ask how this project coordinates inspection, repairs, transfer and key handover; do not assume one universal sequence. A lending bank must confirm its own approval, document and disbursement conditions. A sales estimate is not a bank commitment.

Understand changes to the programme

Read the provisions covering delay notices, extensions and subsequent arrangements. If a sales explanation differs from the contract, ask which provision applies. Important changes should be properly confirmed in writing. The aim is to understand who communicates changes and how they affect your funds and accommodation, rather than demand that every forecast remain fixed.

Resolve the important gaps before signing

Establish when or under what conditions delivery occurs, what makes transfer possible and when your final payment becomes due. Ask for unclear points to be explained before committing. This guide helps you read the timetable; it does not decide the validity of a clause. Delay remedies and cancellation require review of the actual agreement and applicable rules.
