Identify the calculation
Request the applicable fee information from the seller or current manager. Check whether charging is by plot, land area, house type or another stated basis, including the measurement unit. A square-metre rate cannot be directly compared with a square-wah rate. For a promotion, ask whether the fee is waived, paid by the developer or merely deferred.
Separate the monthly rate from the advance
If several months are collected at delivery, record the covered period and next due date. List deposits, facility charges and other payments separately. Confirm the collector, receipt and starting date. Not yet living in the home does not necessarily remove the charge; check its applicable basis.
Match the charge to services and responsibility
Ask which security, road, landscape and lighting services are included and which cost extra. Responsibility can differ across management stages. Identify the current collector and maintenance contact, and how any later transition will be communicated. “There will be management” is not enough to know where to report a problem.
Understand future changes
Read the relevant rules, decisions and requirements for adjusting charges. A verbal sales rate should not be assumed permanent, while a new invoice alone may not explain the basis for an increase. Request the calculation and supporting information before raising a query through the formal channel. Specific obligations or disputes require the actual documents and current rules.
