Put purchase prices on the same basis
Record the exact unit, finish package, discounted price and promotion conditions. List furniture gifts, fee waivers and cash discounts separately. An advertised gift-package value is not the same as a cash saving. If borrowing, distinguish the property's total price from your cash contribution: a bank loan funds the purchase rather than reducing its cost.
Itemise payments due before handover
Request a breakdown showing who pays, when payment is due and whether each amount is confirmed or estimated. Depending on the transaction, this may include buyer-agreed registration costs, advance common fees, a sinking-fund contribution and utility-related charges. Do not apply one percentage to every property or promotion. Label unresolved items as estimates.
Add the essentials missing at delivery
Start with the actual specification and add the bed, curtains, essential appliances and installation you require. Avoid counting included items twice. Keep optional upgrades separate. Where you must wait for delivery, include relevant temporary accommodation or storage. A reasonable allowance for estimates is more useful than false precision.
Compare two totals
Calculate the cost up to move-in and, separately, the cash needed at each payment date. The first compares homes; the second checks whether your funding fits the programme. Record future common fees and bank repayments separately. This prevents a low initial payment from obscuring the overall commitment.
