Give each issue a location
Number items by room or area. Describe the symptom and attach an overview with a close-up where useful. “Water mark below the second-bedroom window after rain” is easier to investigate than a broad allegation. Refer to the contract list for missing or different inclusions.
Show the practical priority
Identify safety, water ingress, drainage and major functional concerns first. List minor appearance issues separately and request proportionate work. Let suitable people investigate uncertain causes; do not label a structural failure without evidence.
Ask for the arrangement
Send the list to the handover contact and request acknowledgement, a responsible person and an expected programme. Acceptance, payments and treatment of unfinished work must be considered under the actual contract rather than determined by the list alone. Keep versions and replies. Use the same item numbers when rechecking repairs.
When repairs are reported complete, read Recheck Repairs After a New Home Inspection.
