In short: Mueang Chiang Mai is the city itself — the central district that holds the moated Old City, Nimman, Santitham, the Chang Khlan/Night Bazaar strip and the Riverside. It is where most of Chiang Mai's condos, walkable neighbourhoods, hospitals and offices are, and it suits buyers who want to be in the middle of everything.
The character of the area
This is the historic and commercial core. The Old City sits inside its square moat and walls; Nimman is the café, coworking and nightlife hub next to Chiang Mai University; Santitham offers central living at lower cost; Chang Khlan runs along the Night Bazaar; and the Ping Riverside around Wat Ket blends heritage houses with restaurants. Each pocket has a distinct feel within a short ride of the others.
Daily life and amenities
Everything is close: major hospitals (including Suan Dok/Maharaj and private options), malls such as Maya and Central, universities, government offices and the airport, all within the district. This is the most walkable part of Chiang Mai, with the widest choice of cafés, markets and services.

Asking prices sit at the top of the city's range — around ฿70,000–130,000 per square metre in prime Nimman and the Old City edge, with the city-wide median nearer ฿56,000.
